On Duluth’s western edge, between the Chattahoochee River and the apartments along Peachtree Industrial Boulevard, four single-family subdivisions sit off Howell Ferry Road and Pleasant Hill Road. The city’s character area map puts most of this land in its Chattahoochee Residential District, the large-lot residential area its plan says should “remain single family in nature.” All of it is in ZIP 30096 and zoned for Duluth High.

Where it is

The area is just under half a square mile along the city limit. Its western side follows the Chattahoochee River for close to a mile, according to the city’s boundary data and OpenStreetMap. Howell Ferry Road and Pleasant Hill Road are the roads in, North Berkeley Lake Road touches the south end, and the city of Berkeley Lake is to the southwest. The Pleasant Hill Road and Peachtree Industrial area is directly east. OpenStreetMap places Howell Wood here. Every home address is in ZIP code 30096.

The Plan 2040 comprehensive plan says the Chattahoochee Residential District should keep single-family houses and townhomes and that “apartments are inappropriate and should be prohibited” in it. It says development nearest the river should be lower density, with passive recreation allowed in the riparian buffer. A small piece at the south end, Berkeley Park, is in the city’s Established Neighborhoods character area.

Homes

The city’s parcel records count about 390 houses here and almost nothing else. Its development layer names four subdivisions: Sweet Bottom Plantation (about 150 parcels), Howell Wood (about 140), Whitney Park (60) and Berkeley Park (32).

Schools

How this area’s home addresses split in Gwinnett County Public Schools’ zone layers, updated in August 2026. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.

Level School Share of homes 2025 CCRPI
High Duluth High (report card) 100% 70.0
Middle Duluth Middle (report card) 61% 72.3

Berkeley Lake Elementary is at 4300 S. Berkeley Lake Road and Duluth Middle at 3200 Pleasant Hill Road. The state average was 78.0 and Gwinnett County Public Schools scored 81.5. The typical home value in ZIP 30096 was $408,260 in August 2026, down 2.1% from $416,920 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. Zillow files 30096 under Duluth, but the ZIP code covers most of southern Duluth and a large area outside the city, so it says little about these four subdivisions in particular.
