Where it is
Peachtree Industrial Boulevard (Georgia 141) is the northern edge and the core neighborhoods around downtown are to the south. Albion Farm Road, Rogers Bridge Road, Main Street, Irvindale Road and McClure Bridge Road run through it, and Abbotts Bridge Road (Georgia 120) crosses the west side. At about 2 square miles it is the largest of the areas in our guide. The city’s Character Area Map shows it as Established Neighborhoods, with a few Peachtree Retail Corridor parcels along the boulevard, which we include here. OpenStreetMap places Rogers Mill and Carriage Gate here.
53% of home addresses are in ZIP code 30097 and 47% in 30096.
The Plan 2040 comprehensive plan says it does not expect “much redevelopment or new development” in these neighborhoods “due to their ‘built-out’ nature,” and that city policy there should focus on “maintaining and preserving the stability and quality of the neighborhoods.” It lists keeping “a high level of owner occupancy” and adding sewer lines in under-served neighborhoods among its aims.
Homes
The city’s parcel records count about 2,030 houses and 250 townhomes here, and Gwinnett County’s address data about 110 condos.
