Duluth’s southern tip, along Pleasant Hill Road and North Berkeley Lake Road, is the city’s shopping and industrial end. Its plan splits it in two: the North Berkeley International Village, “the most diverse character area in terms of land uses,” with big shopping centers, strip centers and both rental and owner-occupied homes; and the North Berkeley Industrial District, “the City’s main industrial district.” Most homes are apartments, and all go to Duluth High.

Where it is
The area is about a square mile on the city’s Character Area Map. Pleasant Hill Road runs through it from northwest to southeast toward I-85, North Berkeley Lake Road and Summit Ridge Parkway cross it, and it reaches Peachtree Industrial Boulevard on the west and Buford Highway on the east. Most of its edges are the city limit; the Plan 2040 comprehensive plan says the International Village, “at the most southern spur of the Duluth city limits,” mostly borders unincorporated Gwinnett County. Every home address is in ZIP code 30096.
The plan names the Duluth International Village and Park Village shopping centers on Pleasant Hill Road and the Walmart shopping center, which it says has unused parking that could become outparcels for a mix of uses. In the industrial district, the only place in the city with heavy industrial (M-2) zoning, it says little new industry is expected because most land is in use, and it wants the large apartment complex and other properties on Summit Ridge Parkway rebuilt as dense mixed-use developments with homes to rent and to own. It also proposes a Duluth transportation hub at the Buford Highway and Pleasant Hill Road interchange.
Homes
Gwinnett County’s address data counts about 670 apartments and 180 condos here, and the city’s parcel records about 240 townhomes. The county’s data names the Estates at Crossroads Apartments (345 addresses) and Marquis on Berkeley (320), with Point Berkeley, Summit Ridge Parc and Berkeley Depot Village. The city’s development layer adds the Howell Park, Sweetwater Park and Sweetwater Commons townhomes and the Parc 85 Duluth and The Berkeley apartments.
