Downtown is the city’s Downtown Core character area: the Town Green, City Hall, Parsons Alley and the blocks around the meeting point of Buford Highway and Duluth Highway. The city’s plan calls it “the cultural and entertainment heart of the City,” and about three in four of the homes in it are apartments. This page covers living there; for restaurants, events and parking see our downtown Duluth guide.

Where it is

The downtown area is about a quarter of a square mile, drawn by the city on its Character Area Map. Buford Highway (U.S. 23) runs through it from southwest to northeast, and Duluth Highway (Georgia 120) meets it in the middle, continuing west as Abbotts Bridge Road. Main Street and West Lawrenceville Street are the main local streets. On every side it is wrapped by the city’s Core Neighborhood District; see our page on Duluth’s core neighborhoods. All of it is in ZIP code 30096.

The Plan 2040 comprehensive plan says most future downtown building will be along Buford Highway and, to a lesser degree, Duluth Highway, with apartments concentrated on Buford Highway. It sets building heights of two to five stories as appropriate, residential densities of up to 40 units an acre and a goal of phasing out “auto-centric businesses.”

Homes

Counting the city’s parcel records and Gwinnett County’s address points, downtown has about 1,140 home addresses: 870 apartments (76%), 115 townhomes, 104 condos and 54 houses. The county’s address data names The District at Duluth (350 addresses), Everleigh by Greystar (182) and Proctor Square Apartments (72); the city’s development layer adds the Towne Park Place, Park at Parsons and South on Main townhome communities and the Bexley apartments.

Schools

How downtown’s home addresses split in Gwinnett County Public Schools’ zone layers, updated in August 2026. Scores are 2025 College and Career Ready Performance Index (CCRPI) figures from the state’s School Grades report.

Level School Share of homes 2025 CCRPI
High Duluth High (report card) 100% 70.0
Middle Duluth Middle (report card) 60% 72.3
Middle Coleman Middle (report card) 40% 91.4
Elementary Harris Elementary (report card) 60% 74.7
Elementary Chattahoochee Elementary (report card) 40% 82.0

Downtown is split between two elementary and middle school zones, both feeding Duluth High. Coleman Middle is inside the area, at 3057 Main St. The state average was 78.0 and Gwinnett County Public Schools scored 81.5. Because zones can split a single street, check one address in the GCPS school locator. More in our schools guide.

Home values

The typical home value in ZIP 30096 was $408,260 in August 2026, down 2.1% from $416,920 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price, and 30096 covers much of southern Duluth and land outside the city, so it is not a downtown-only figure. The citywide Duluth figure was $437,770, down 2.5% on the year. More in our home prices guide.

Parks and trails

  • The Town Green, the lawn at the center of downtown; events there are in things to do this month.

The city also lists a George Rogers Avenue trail to Duluth High School. More in our parks and trails guide.

How we drew this area

This area is the Downtown Core polygon in the city’s own character area GIS layer, the digital version of its Character Area Map. Home counts and school shares come from every house and townhome parcel in the city’s parcel layer and every apartment and condo address point in Gwinnett County’s address data inside it, matched to the district’s zone layers on Oct. 6, 2026.
