Where it is
The area is just under a square mile on the city’s Character Area Map, east of the core neighborhoods. Duluth Highway (Georgia 120) crosses the south side on its way to I-85, Bunten Road runs north and south through the middle, and Old Peachtree Road and Buford Highway (U.S. 23) also pass through it. OpenStreetMap places Centurion Hills here. 72% of home addresses are in ZIP code 30096 and 28% in 30097.
The Plan 2040 comprehensive plan uses two neighborhoods here as its examples. Norman Downes is a “conventional suburban” subdivision of detached houses “with large setbacks, curvilinear streets and cul-de-sacs,” and Cresswell is a “traditional neighborhood” development with connected streets, sidewalks and street trees. It does not expect much new building in these “built-out” neighborhoods. Along Duluth Highway it describes “large, semi-rural residential and institutional uses such as churches,” and says that if those properties are redeveloped the city should favor “low and medium residential over multi-family.”
Homes
The city’s parcel records count about 780 houses and 75 townhomes here, and Gwinnett County’s address data 85 condos. The city’s development layer names Norman Downes (about 280 parcels), Cresswell, Peachtree Walk, Barkley Square, Centurion Hills, Harris Mill and Parcview North, the Evanshire and Norman Circle homes on Duluth Highway, and the Harris Orchards at Duluth condominiums.
